Planning application DMPA/2025/1052 was approved by committee on 9th December 2025. To date however, the planning decision is yet to be issued. Please confirm why the decision has not yet been issued and why there has been such a lengthy delay since committee approval.

Response

Application DMPA/2025/1052 seeks to vary condition 1 (approved plans), condition 20 (site compound), condition 27 (construction management plan) and condition 34 (new roundabout) of planning permission ref. DMPA/2020/0521. The proposed changes relate to amendments to road alignments, updates to house types, re-planning of plot layouts, and the incorporation of previously approved details. The development includes the demolition of the existing residential property (Cherry Cottage) and agricultural barn, and the construction of 385 residential dwellings (Use Class C3), together with public open space, landscaping, access, and associated works.

The application was considered by the Development Management Committee on 9 December 2025, where it was resolved to grant planning permission.

This is a Section 73 application, which seeks to amend conditions attached to an approved development. Once issued, this permission will become the operative planning permission for the development.

The original Section 106 Agreement did not include a clause to ensure it would continue to apply if the permission were replaced by a Section 73 approval. As a result, a Deed of Variation has been prepared to ensure that the planning obligations remain in force.

The decision has not yet been issued pending completion of the Deed of Variation. This process is now complete and the agreement is ready to be circulated for signature. Once completed, the decision for application DMPA/2025/1052 will be issued.
